Former Minnesota Vikings tight end Kyle Rudolph and his wife, Jordan, have sold their Lake Minnetonka home for $13.5 million, according to an electronic certificate of real estate value filing made public this week.

The 4.95-acre property in Orono sits on the lake’s Maxwell Bay, according to Hennepin County property records. The home on the property was built in 2019, records show.

Currently a free agent, Rudolph has previously played for the Tampa Bay Buccaneers, the New York Giants and the Minnesota Vikings, according to Spotrac. He was chosen by the Vikings as a second-round pick in 2011, playing with the Minnesota football team for 10 years, according to NBC Sports.

A requested permit in 2019 shows the home, located at 3280 Fox St., was being built by Edina-based L. Cramer Builders. The owner at the time was a trust called Pelican March Trust.

It’s unclear in public filings who runs Pelican March Trust, which acquired the vacant property in 2018 for about $2.6 million, according to a state filing. But there are no additional filings of the property until the most recent sale by the Rudolphs.

Jeffrey Dewing, of Coldwell Banker Realty, represented the seller and declined to comment, citing client privacy. Through Dewing’s office, Rudolph also declined to comment.

The buyer was an entity called WinterRock Holdings, LLC, according to the state filing. The deal closed July 24.

Andrew Spilseth and T. Cody Turnquist, both of Compass, represented the buyer and declined to comment, citing client privacy.

Taxes payable in 2023 were $87,212, according to county records.

The purchase is the highest-recorded home sale since at least 2016, when the Business Journal first began tracking residential real estate sales. The last highest sale price for a home was $11.33 million in 2018, also for a home in Orono, according to Business Journal research.

Fox Street itself has attracted some high-profile individuals and lofty prices. The top two residential sales of last year sat along Fox Street, according to Business Journal research. That included 3400 Fox St., which former Minnesota Timberwolves player Kevin Garnett sold for $9 million, and 3350 Fox St., which spans 17,992 square feet and sits on 700 feet of lakeshore on Maxwell Bay.

The New York-based owner of UnitedHealth Group's Minnetonka headquarters building has started marketing the property for sale or lease.

UnitedHealth leases the entire building at 9900 Bren Road East in Minnetonka, on the western edge of Highway 169 just north of Highway 62. New York-based LCN Capital Partners owns the property.

UnitedHealth's lease runs through the end of 2024, but Minnesota's largest public company did not renew the lease by the deadline set for the end of 2022.

The health insurance and services giant said it is reviewing its real estate options.

"Minnesota remains our home," UnitedHealth said in a statement. "Given our flexible working model, we are continuing to evaluate the best arrangement for our employees who choose to come to an office space to work. We have several buildings in the immediate area with space available and are assessing our employees' needs as it aligns with our office space."

UnitedHealth has space in two other office buildings adjacent to its current headquarters.

The pandemic has driven major changes in how companies are using office space. Many companies need significantly less space than before as remote and hybrid work arrangements have taken hold. Target, for example, did not renew the lease on space in City Center in downtown Minneapolis.

"It doesn't surprise me that [the UnitedHealth building] is being put on the market. It seems to be consistently across the board that large companies are looking to streamline their operations," said Mike Gelfman, executive vice president with the local office of Toronto-based Colliers, a commercial real estate services firm.

Thomson Reuters recently retained Colliers to sell 179 acres of its Eagan campus, including a 1.1-million-square-foot office building and three data centers. The hybrid work trend also drove that decision.

Gelfman, who specializes in suburban office space, said it will be challenging to find one company who wants to lease the full building.

The UnitedHealth building is about 344,000 square feet on a 20-acre site. It has been UnitedHealth's headquarters since 1998.

"There are few large users in the market looking for a product of that size," Gelfman said.

UnitedHealth in December 2014 sold the property to LCN in a sale-leaseback deal for $78.75 million, according to Hennepin County property records.

The building was originally headquarters for the Minnetonka-based developer Opus Group, which built it in 1981.

Dan Gleason, executive managing director with the local office of Chicago-based Cushman & Wakefield, is part of the brokerage team marketing the property.

Since the property has long been a private corporate headquarters, Gleason said that most prospective owners and tenants are not familiar with the building.

"It hasn't been on the open market for brokers and companies to see," he said.

UnitedHealth invested in amenities including a fitness center and a lounge/cafe, Gleason said.

As of yet, there is no listed asking price. Converting the building into residential units is another possibility, he said.

Since 2017, about 1,700 new apartment units have been completed or under construction in the Opus Business Park area, said Julie Wischnack, Minnetonka's community development director.

LCN Capital has a portfolio of more than 300 properties in North America and Europe.

MINNETONKA, Minn. (FOX 9) - A former University of Minnesota Gopher’s basketball star and NBA player has opened Minnesota’s first Dave’s Hot Chicken franchise while quietly amassing more than a dozen other franchises in a continued investment in the state that made him who he is.

Humphries is the owner of the new location near Ridgedale Center, which is open seven days a week offering an array of chicken tenders, sandwiches and sides in its Nashville-style breading.

For Humphries, the decision was a natural one that hit close to home.

"I’m familiar with the area and went to Hopkins High School, we used to come over to the mall a lot after school," Humphries told FOX 9. "So I thought it would be cool to do the first one near where I used to go to school."

The store is two years in the making, with Humphries making a trip to Chicago to first try their food prior to making a decision to bring a location to Minnesota.

"I looked at the landscape and there’s nothing really like it here," Humphries said, citing Chick-fil-A and Raising Canes as the closest options, but lacking the Nashville-style flavoring. "The most difficult process is site selection, and getting everything approved. We were trying to open a couple months ago. All franchises are different, but I thought it would be a great fit. It’s all about the process."

Humphries was drafted into the NBA from the Gophers in 2004, playing for the Utah Jazz, Toronto Raptors, Dallas Mavericks, New Jersey/Brooklyn Nets, Boston Celtics, Washington Wizards, Phoenix Suns, and Atlanta Hawks during his 13-year career.

But it was in 2008 while still playing that he began investing in real estate.

Now a businessman, he currently owns 17 total franchises.

"Coming out of the housing crash in 2008, and playing in the NBA, you’re always looking for ways to invest your money," Humphries said. "We started with Five Guys in 2008, and built-out those throughout Minnesota. We now have Crisp & Green locations as well, but this will be our newest and biggest project yet."

Always a Minnesotan at heart, Humphries said he plans to continue investing in the state — rapidly expanding the Dave’s Hot Chicken brand throughout Minnesota in the coming years.

"I went to the University of Minnesota, and love it here still. It’s just a natural fit," Humphries said. "Within five years we plan to open 16 more locations throughout the state. We’ll start in the Twin Cities metro area, but from there we will hit St. Cloud, Brainerd, Duluth and the outer regions. We want to continue to grow this family run business. Everyone loves chicken. There’s not a specific demographic – it’s bringing everyone together, and we’re excited about it."

Seeing through a tough goal to its accomplishment is nothing new to Humphries, applying the same "grinder" work ethic to businesses that he did with athletics.

"It’s a process – from day one to where we are today. Like training, every little detail takes so much time, but once you finally put it all together it’s a celebration. At the same time, it’s like, ‘OK, what’s the next goal?’" Humphries said. "It’s like sports, right back to the grind. To be successful at something it needs to be a focus every day. Nothing is built overnight. Get a little better every day and compound work. That’s the same in business. In life, you are either getting better or worse, and I strive to get better. Life’s a journey, there’s no final destination."

MINNETONKA, Minn. – A small Minnetonka community is mourning the closure of a beloved community gathering space.

The Caribou Coffee shop in Glen Lake closes its doors on Tuesday. Despite all the foot traffic from the two senior living centers surrounding the store and the loyal neighbors, it's not enough.

Suzanne Ransom is a customer who's been grabbing coffee and spending time with friends there for the last 10 years.

"We're all just devastated! It's just like you're taking a part of our lives away," Ransom said.

For many, they don't really come that location for the coffee, but rather, for the conversations they share.

"We all share our burdens and our happy moments, and somebody takes a trip and we all hear about it," Ransom said.

For Robin Parker, this coffee shop started as a study hall as she was going to grad school. Now, it has a greater purpose.

"Last year I was diagnosed with MS, and there were days it was hard to get out of bed, and I've had to stop working for now at least," Parker said. "And it's still a part of the joy in my life and a reason to get out of bed."

Hannah Wiff is the manager of this coffee shop, and quickly learned this job was unlike any other.

"After working here for a couple months I was like I love the people, I love the location, and I could see this as my place," Wiff said.

The loyal customers hope another coffee shop will move into the empty space. Until then, they will savor every last sip.

The Caribou Coffee at 14444 Excelsior Blvd in Minnetonka is closing on March 14, 2023. These decisions are never easy to make, and many factors are considered before closing a store permanently. We appreciate the love and support the local community has provided this coffeehouse and we invite guests to visit one of our other locations nearby.

The staff have been re-located to other Caribou locations nearby.
