Solhem Companies’ plan to bring 89 units of affordable housing to Edina appeared to be stuck in the mud just six months ago, but things are looking up now as it’s one of the big winners in the latest round of funding announced by Minnesota Housing.
The project, known as 5780 Lincoln, will offer homes affordable to households at 50% or less the area’s median income. The new apartment building will replace the old Londonderry Office Park at 5780 Lincoln Drive, as previously reported.
In June, Finance & Commerce reported that the project was “in limbo.” At the time, Edina’s Housing and Redevelopment Authority tabled the discussion for a “sketch plan of financing.”
Curt Gunsbury, founder and owner of Solhem Cos., said in an email Monday that the project is now “fully funded.” According to Minnesota Housing documents, 5780 Lincoln is getting $1.85 million in 9% housing tax credits, $5.9 million in deferred loans, and $1.25 million in LMIR (low- and moderate-income rentals) assistance.
“The Minnesota Housing award is a huge win for our community. The award for 5780 Lincoln is the only Minnesota Housing project to be approved in the west metro this year. While we now have a fully funded project, we are still in need of city support in order to accept the tax credits that will provide funding,” Gunsbury said.
“We look forward to working with the City of Edina on this in the coming weeks.”
In all, Minnesota Housing announced $348 million to preserve or build affordable housing across the state, up from $165.5 million in 2022. Most of the money — about $275 million — is from state sources and the rest is federal, said Jill Mazullo, communications director for Minnesota Housing.
The investment will help build or preserve 4,700 rental and ownership units for a wide range of users in the core cities, suburbs and outstate Minnesota, Minnesota Housing said. That breaks down to 1,486 multifamily rentals, 1,314 ownership units, and 1,900 manufactured housing units.
Minnesota Housing said the funding includes $21.5 million for manufactured home communities, more than double the amount from 2022. The manufactured home money can go toward infrastructure projects, storm shelter construction or repairs, electrical work, and road and sidewalk improvements, Minnesota Housing said.
Minnesota Housing’s announcement caps off what has been a banner year for housing investments in the state. In May, the Minnesota Legislature approved and Gov. Tim Walz signed a housing bill that included $1 billion in spending and the state’s first-ever sales tax dedicated to affordable housing.
Simply put, it was the most comprehensive housing bill to ever come out of the Legislature, Daniel Lightfoot, an intergovernmental relations representative for League of Minnesota Cities, told Finance & Commerce in May.
Anne Mavity, executive director of the Minnesota Housing Partnerships, said Monday that 2023 has been a “celebratory year” on the housing front in Minnesota, even as cost pressures mount for affordable housing preservation and construction.
“Overall, the level of investment we saw this session should be the scale at which we invest every year, year over year, to catch up with what has been a year-over-year shortage for so long,” Mavity said in an interview.
“We are continuing to see a lot of pressure on preserving the affordable housing we already have in our system. Preservation will continue to be an important priority, even as we need to create new housing. We don’t want to lose more than we create, so we want to make sure we are doing both,” Mavity said.
Other notable multifamily projects recommended for funding include The Views on 7th, a $22.3 million, 45-unit multifamily project in Little Falls (Central Minnesota Housing Partnership, Inc.), and Sandgrass Pointe, a $25.9 million, 44-unit project in Brooklyn Park (Woda Cooper Cos. and Project for Pride in Living).
On the single-family side, Minnesota Housing is recommending $9.6 million for the acquisition, rehab and re-sale of 60 properties in 40 metro area cities. The applicant is the West Hennepin Affordable Housing Land Trust, which helps working families “achieve their dream of home ownership.”

EDINA, Minn. — The Edina Hornets are not only enjoying a warm November outdoor practice, but how much they achieved this season.
"It's a dream come true, just to be blessed to have the opportunity to go to the Bank and have a chance to win this whole thing," senior running back John Warpinski said.
On Friday, Edina takes on number one Eden Prairie at U.S.Bank Stadium.
It's always a big deal to make it to the state tournament, but for the Hornets, this is an even bigger deal, as the last time this team was in the semi-finals was 1978.
The Hornets have earned this spot—they snapped a slow start to their season to win the last seven games in a row. Warpinski sensed the shift.
"For the first couple weeks, the practices were lackadaisical, not locked in, but I think once we realized we have to start working, putting in the work in practice, things started to kick off," Warpinski said.
Head Coach Jason Potts used those losses for a valuable lesson.
"And it really taught us, hey, this is what it takes at practice every single day," Potts said.
That work built an undeniable trust for quarterback Mason West, who is only a sophomore.
"I give a lot of credit to my wide receivers," West said. "We have a lot of players where I just threw a hitch and it's a touchdown. I give credit to them."
Edina has long been known as a hockey powerhouse with 11 championships in school history.
Warpinski plays for both teams and loves to see another sport shine.
"Why not be both? Why limit ourselves? It's for sure always been known as a hockey school, but we're changing that narrative and that's our goal," Warpinski said.

EDINA, Minn. — An iconic coffee shop is closing in the Twin Cities.
Caribou employees and realtors say the original Caribou Coffee location in Edina will close by the end of the year.
The store at 4408 France Ave. first opened for business in 1992.
John and Kim Puckett started the iconic coffee company with a dream of expanding their coffee concept to additional stores.
According to Caribou, the company has since added more than 750 locations in 11 countries.
"I was just really sad,” Beth Quevli says.
Quevli is the general manager at Gear Running Store in Edina, which is right next door to the original Caribou.
“Seeing something that is a Minneapolis institution go away is disappointing,” Quevli says.
“I remember when my husband’s cousin would always buy Caribou beans when he came into town. He lives in Detroit. He was so excited when the first Caribou opened in Detroit, because we didn’t have to source him his Caribou beans anymore.”
Gene Tuftin remembers the day the original Caribou moved into the neighborhood.
“The original owner would come here to the shop all the time to get a haircut,” Tuftin says.
Tuftin is a barber at Dick’s Sports Barbers, which is two doors down from the original Caribou.
Tuftin says he didn’t think the coffee shop was going to last long in the neighborhood.
"I just thought, really? Just selling coffee? You think it's going to be that successful? Well, it was. Shows you what I know," Tuftin laughs.
Three decades later, Caribou Coffee has grown to become a household name for countless people around the world.
Nick Brown at Daily Coffee News says Caribou was one of the coffee pioneers in the 1990’s that revolutionized the coffee industry by giving customers a deeper connection to their daily cup of coffee.
"They were one of the first major companies that treated coffee as a craft and really embraced concepts regarding coffee quality, coffee craftsmanship, the origins of coffee, and the countries in which it's grown,” Brown explains.
Brown says Caribou’s decision to close this original location in Edina doesn't necessarily mean the company isn't doing well financially.
Back in April, the company announced plans to open 300 new stores.
Brown says what's likely happening is a shift in the industry.
"Caribou, among other larger chain operators, are generally moving towards more locations that prioritize convenience and speed of delivery and more drive-thru service,” Brown says.
Caribou employees at this original location are telling customers that the shop will close on Dec. 12.
Realtors at Colliers International are representing the property and say it's already generating a lot of interest from local companies. They said they're hoping to have a new tenant in the space by spring of 2024.
